The Facilities Technician works as a team with the Chief Facilities Engineer by managing daily and long-term needs of the House to ensuring the comfort and wellbeing of the guest families. The Facilities Technician collaborates with the Chief Facilities Engineer to perform maintenance for the RMH facilities and assist with vendors and contractors. The Technician s responsible to be on-call and deal with emergencies as needed, contribute to the oversight of safety and security of the House, assist with maintaining House vehicles. In the spirit of teamwork, the Facilities Technician will interact in collaboration with RMH staff and volunteers to provide support and assistance in the fulfillment of their goals and objectives.

Reports to:
Chief Facilities Engineer

Hours:
This is an hourly, part-time position. This position will include some holiday, evening, weekday, and weekend hours. 

Job Qualifications:
  • At least 5 years related maintenance or construction experience
  • Technical, vocational or on-the-job training in at least one of the following areas: HVAC, electrical, mechanical, painting, plumbing, carpentry
  • Knowledge of access control and BAS control systems
  • Possess and maintain a valid driver’s license
  • Good Computing Skills in Outlook, Excel & Word
  • Strong interpersonal and written communication skills
  • Self-starter who is results-oriented
  • Ability to work well with others in a dynamic team environment
  • Professional, dependable, and timely
  • Positive Attitude and customer service focused

Key Responsibilities:
  • Assist with troubleshooting and repairs of buildings and installed systems to include:  plumbing systems, kitchen equipment, roofs, drains, shop, grounds equipment, and HVAC.
  • Complete repair requests that are assigned on a daily basis, ensuring that the needs of the families are prioritized over other project work.  Document completion of work requests using the work ticket log or software.
  • Clean, lubricate, and service a wide variety of pumps, valves, pneumatic controls, electrical, mechanical, and hydraulic devices.
  • Assist with installation and modification of building equipment and systems.
  • Replace and repair building finishes such as ceiling tiles, door hardware, and can paint walls, piping, floors and equipment.
  • Troubleshoot, evaluate, and make recommendations to upgrade maintenance operations and/or implement savings opportunities.
  • Possess competent knowledge of the use and care of tools and equipment used in facility and ground maintenance.
  • Respond immediately to emergency situations and customer service requests as assigned.
  • Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions, preventative maintenance, etc.
  • Maintain and operate fire and life safety systems such as: Fire alarm systems, fire pumps and related fire protection system equipment as assigned.
  • Perform carpentry and snow removal when necessary.
  • Comply with all applicable codes, regulations, governmental agency, and Company directives as related to building operations and practice safe work habits.
  • Ability to use technology such as; smart phones, tablets, computers, web-based applications, building automation systems, etc.
  • Dress appropriately while working and maintain a neat and clean appearance while on the property at times other than working hours.
  • Keep lines of communication open among the Guest Services Managers, Housekeeping, Chief Facilities Engineer, other staff and volunteers. Consider the impact on families for all decisions made.
  • Report to the Chief Facilities Engineer and the COO items affecting (or potentially affecting) proper and safe operation of equipment.
  • Coordinate and provide direction to volunteers on various daily tasks and special projects.
  • Prioritize assigned maintenance work to properly execute emergency and/or mechanical failure response.
  • Maintain and monitor preventative maintenance program for the HVAC as assigned. Coordinate with the Chief Facilities Engineer to schedule necessary services.
  • Assure Ronald McDonald House vehicles are properly maintained, including gas, registration and oversee regular cleaning and maintenance.
  • Work as a team member with all staff at Ronald McDonald House, treating fellow staff members and volunteers with respect and sensitivity to the requirements of their jobs. Be sure to live out the HEART Statement.
  • Track and replace all in-room items.
  • Communicate relevant information with staff and participate in staff meetings.
  • Pursue opportunities for professional development.
  • Maintain positive working relationship with Children’s, House vendors, volunteers, and other persons associated with RMHC.
  • Coordinate tasks with volunteers in conjunction with the Chief Facilities Engineer to ensure that volunteers are properly utilized and that they have positive experiences volunteering at the House.
  • Execute other House responsibilities as requested by the Chief Facilities Engineer and/or COO.
     
Work Environment:
This job operates in a professional office environment as well as in maintenance shop and work areas. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines, as well as power tools and hand tools and other various tools of the trade. 

Physical Demands:
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.  While performing the duties of this job, the employee is occasionally required to stand; walk; sit; use hands to finger, handle, or feel objects, tools or controls; reach with hands and arms; climb stairs; balance; stoop, kneel, crouch or crawl; talk or hear; and taste or smell. The employee may frequently bend, climb ladders, reach and lift up to 55 pounds.  Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.

This position has some physical demands that include:
  • Standing for community functions.
  • Sitting, viewing computer monitors, and utilizing a computer keyboard.
  • Conducting general maintenance and upkeep both inside and outside the facility.
  • Traveling to other locations and community functions.
  • Heavy lifting and carrying of up to 55 pounds required.
